Summary
A certificate showing the official valuation of real estate, and the fixed amount of property tax, as of January 1st for a given year.
Use
For a reference level in the sale of real estate, for real estate registration, when filing inheritance tax or gift tax
A way of acquisition
At the municipality office where the real estate is located, bring your seal, and photo ID.
If you apply by mail, you will need an application form, a copy of your residence card, a "Postal Money Order” for the fee and a postage stamp reply envelope.
If applicable you may need to show a current lease agreement. If you purchased real estate in the middle of the year, you may need to show a sales contract.
Fee
Around 300 yen for one section or house, for each additional piece of real estate an extra charge of around 50 yen applies.
Notes
The latest Evaluation Certificate can be issued from April to May of that year.
